You’ve decided to sell your home, but have no idea where to begin? Here are few tips to help you begin the process!Finding the right Realtor is the best way to start the process. While you can sell your home by yourself, would you know what contracts to use or how to price your home? . The sale of a home is a huge transaction, so many things could go wrong during the process. A good agent will assist you throughout the entire process and help you understand every piece of the process. Find an agent that is familiar with your local area and can accommodate your schedule. Be sure to ask your potential agent how they will market and photograph your home for maximum results. 

Once you find the right Realtor, you will want your agent to properly price your home. Obviously you want to sell your home for the highest price, but over pricing can cause potential buyers to pass up your home. Nevertheless, if it’s overpriced it can end up on the market for too long and could appear to be undesirable to buyers who’ve seen it on the market for months.

Be sure to prep your home. When you sell, you are competing with all the other sellers in your area. You will want to be sure your house is clean and in order, rid of clutter and that your yard is manicured to bring more appeal.

Understand what your closing costs will be. One of the closing costs will be your agents commission. You will be able to negotiate this commission with your agent, generally the average is %5 to %6, but you may pay less. You will also have to pay the buyers agent, typically that’s %2.5. Aside from your agents commission, escrow and title fees, transfer taxes and a few misc. items will be included in the closing costs.  An estimated calculation of escrow costs is $2.00 per every $1,000 of the sales price, plus $250. Depending on where you live, you may pay 50/50 with the buyer or may be required to pay it all yourself.

Once all is complete, be ready to move! You either need to secure a place to stay or discuss purchasing another home with your agent. You wouldn’t want to be without a home once your home sells!
